The Tridente around the Steps
The area around the Spanish Steps is part of the Tridente. Three streets fan out from Piazza del Popolo: Via del Babuino, Via del Corso and Via di Ripetta. Via del Babuino ends at Piazza di Spagna, so the Steps stand at the end of that street. Via dei Condotti, the shopping street, begins close to the foot of the Steps.
This page helps you choose an area and a type of stay. It does not rank hotels and gives no room prices, because rates change by date and by property. Use it to narrow your search, then compare current offers on the booking site you prefer.
The most important points are the height difference between the square and the church above, the access rules for cars and the city tax. All three are covered below.

Choose your spot
Four areas around the Steps and what each one means for your stay.
| Area | Close to | Keep in mind |
|---|---|---|
| Piazza di Spagna | Barcaccia, Keats-Shelley House, Metro Spagna, foot of the Steps | You are at the lower level. The church and the Pincio are above you |
| Trinità dei Monti | The church, the obelisk, the top of the Steps, the walk to the Pincio | You are at the upper level. Check how you reach the door with luggage |
| Via dei Condotti | The shopping street and the foot of the Steps | Check the restricted traffic zone if you arrive by car |
| Via del Babuino | The road to Piazza del Popolo and the Pincio | Bus 119 serves this area. Check the current route |
Via del Babuino is a good base if you plan to walk to Piazza del Popolo and up to the Pincio terrace. Via dei Condotti and the square suit a short stay with sights close by.
Tours from the Spanish Steps area
Walking tours and city tours that start in the center, with live prices and availability.
Up or down: the height difference
The Steps connect two levels, and your hotel is on one of them.
The lower level
A room on or near Piazza di Spagna is next to the station and the fountain. You walk up the Steps when you want the view from the top.
Piazza di Spagna →The upper level
A room near Trinità dei Monti is above the square. You start with the view and walk down. You can also reach the Pincio from here.
Trinità dei Monti →Near the metro does not mean step-free
Metro Spagna has no lift or stair lift to the platforms. A lift connects the Vicolo del Bottino entrance with the Trinità dei Monti exit. If step-free access matters to you, ask the hotel how guests reach the door, and do not rely on the station alone.
Luggage and the last stretch
Ask the property how to reach the entrance from the nearest street, and whether there are stairs. Narrow streets and stairs can make a short walk harder with a heavy suitcase.
If you arrive by car
Treat the traffic zone and the room booking as two separate questions.
The restricted zone
The Tridente is a limited traffic zone (ZTL). It applies Monday to Friday from 06:30 to 19:00 and Saturday from 10:00 to 19:00. The outer central zone has other hours.
A hotel inside the zone
A hotel in the zone is not proof that you may drive in. Ask the property in writing what guests need to do, and book a garage only after you know the rules.
Parking
Do not count on free street parking or a space by the square. Check the walking distance from any garage to your hotel.
Most visitors do better without a car here. Metro Spagna, the buses and the sights are close together.
City tax and the total price
What to look at before you pay.
The tourist tax
Rome charges a city tax, called contributo di soggiorno. It is not a flat fee for every room. The amount and the exemptions depend on the stay and the guest.
What properties must show
Accommodation providers must give information on the amount and the exemptions in several languages, including online. Look for it on the booking page.
Compare the whole offer
Compare the total with the tax, breakfast and cancellation terms, not just the nightly rate. Two offers at the same nightly rate can end up at different totals.
